The quarter is located in the north of the city, on a hill of the same name, at an altitude of 350 meters. Sometimes it even snows here.
This is a very quiet place, there are almost no cafes or shops, but the quarter is famous for its bakeries and pastry shops. In addition, Saint-Pancrace is the greenest quarter of Nice.
Saint-Pancrace is called the “wealthy village” (une campagne aisée) of Nice, because the average income of the population is higher than in other quarters. This place is built up mainly with villas, many of which have a view of the sea and the Mercantour mountains. Prices per square meter vary from 3 to 7 thousand euros for apartments and from 4 to 8 thousand euros in private houses. 83% of residents are owners, not renters.
Next to Saint-Pancrace is a similar quarter Gairaut: this is also a quiet, green area on a hill, due to which many houses have a view of the sea. There are almost no cafes, restaurants or shops here, mostly just private mansions.
