However, many developers prefer to protect themselves by the vague wording of the end date, indicating the quarter of a particular year or all year. However, even if the date is determined, the developer can send a request to the buyer about a change in the contract 2 months before its end, at least this is supposed to be according to the law. If this was not done and the deadlines have passed, then for each day of delay the developer must pay the Buyer Penny in the amount of 1/300 of the rate of the Central Bank of the Russian Federation from the price of the contract.
After the purchase of the apartment, the developer can increase its price – and this can be indicated in the contract, so read it very carefully, especially what is written in the smallest font.
Before signing the act and receiving the keys, check the condition of the purchased apartment. The fact is that the company must transfer the apartment to you in the state indicated in the contract of sale. However, most often the quality of the finish leaves much to be desired and does not fully comply with all technical and urban planning regulations.
If you signed the document, then it is worth remembering that the warranty period for the apartment itself is 5 years, for engineering equipment – 3 years. Therefore, if something suddenly flys, flows or, God forbid, explodes, you have the right to demand free to fix all your developer.
If the document is not signed, then it is necessary to demand the entry into the act of all the deficiencies and your other comments, and only after that sign it. At the same time, the developer is obliged to correct all the comments, either lower the cost of the apartment, or reimburse the funds spent by the buyer for apartment renovation.
And yet – when concluding an agreement on shared participation in the construction of the house, it is worth thinking about insurance. Let it come out a little more, but the insurance company will return the funds to you if the described insured event occurs.
