Contrary to the beliefs of realtors, carefully published in some publications, the crisis in the housing market continues. He transformed into the waiting stage. Moscow developers lowered prices, but buyers still expect that it will be even more affordable. The path situation is not realized cheaper, waiting for the patience of customers to burst, and they will be tired of waiting, the latter do not acquire, as they wait for the patience of sellers in the absence of sales.
At the moment, the CIS megalopolises market has formed a situation paradoxical for such markets of developed countries – apartments in new buildings at a price is similar, and sometimes lower than in the old one, sometimes in need of the repair of housing.
It is clear that the point is in the mentality, but the economic factors here are on the forefront. Be that as it may, in the New Year the customer receives an apartment where there are doors, windows, floor screed, sometimes plumbing. You need to immediately lay a large amount in the acquisition and installation of all these items. And this is logical-after all, the entering a resident has everything, the grounds for himself to make a choice of what tiles he should be laid in the bathroom and how to cover the floor. The apartments of the secondary market, on the contrary, are trying to realize already cosmetically repaired, in the hope of camouflage the shortcomings of the house, in which, for example, the roof flows in heavy rain. Another significant point – in the secondary market, the current seller is a person from the Soviet era who has formed an opinion about the housing that was constantly growing in the cost of the cost many years ago. As a result of this, many people to whom the apartments were inherited or were provided by the state for free during the USSR, they deeply believed that they were owners of countless wealth. Actually, this category of people in our time restrain the market, preventing it from becoming balanced on the basis of the real opportunities of buyers and sellers.
What a way out? The current developers are gradually reducing the cost, but the pace with which they do this, in mutual interest with customers, go for a long time for a long time.
And at this stage, the housing market is doomed, to be in a limbo for a long period.
